Underwood Financial's land division has been active in land investments throughout the Metroplex, purchasing raw land, then zoning, packaging and repositioning it for sale and has become exceedingly efficient at this process. A 672-acre tract was assembled north of SH 380 near the north Tollway extension in 2002–2003. After two years of planning, negotiating development agreements, and securing passage of state legislation forming a fresh water district, this tract was sold and is being developed as a master planned community.

When Underwood bought this acreage in Anna in 2002, it was 30 acres of briars and bushes. It is now a 70-acre mixed use development located in the center of the City of Anna and is a dramatic asset for the city and its residents. The original land now is a 13-acre retail shopping center anchored by Brookshire's Grocery Stores top of the line 46,000 square foot store. The 70 acres also includes a fully developed 20-acre city park with a 5.5 acre hike and bike trail gifted by developer Underwood to the City of Anna. The park is a charming place to enjoy lunch across the bridge.
